Structural Solutions for New Construction and Existing Buildings

Our services

  • New Construction

Our office provides structural design services for foundations and superstructure systems for a wide variety of new construction projects.

The projects range from structural steel, reinforced concrete, masonry walls, light gage or wood framed floors. Our office has experience in designing complex foundations systems due to proximity to adjacent buildings, underground utilities or transportation facilities. In addition to conventional concrete spread footings, we often need to design mats, piles, grade beams, piers or any other element required on each specific project.

The size of the projects our office completed varies from single-family residence to developing structural drawings and details of a 12-story structure with more than 300,000 sq.ft. of retail and residential space.

  • Renovation

"The only constant in life is change" – Heraclitus

Same goes for the use of the existing buildings. Our office has extensive experience in adapting and re-use existing buildings to accommodate today’s needs. It could be that an elevator is needed to improve access to the building floors, or a convenience stair to allow a tenant lease on multiple floors, our office can provide the structural design related to that work. Our office has provided engineering services for vertical or horizontal extensions of existing buildings.

Our office has extensive experience with historic townhouse renovations including horizontal and vertical extensions.

The size and complexity of the projects vary. It could involve repairing and restoration of historic structures, exotic exposed decorative stairs, removal and re-support of existing columns, etc.

  • Structural Investigations and Feasibility Studies

Investigations and feasibility studies offer the opportunity to identify early on areas of concern and future challenges for any project. Clients can make informed decisions on how to proceed with any project.

  • Building Engineer Review

As a ‘building engineer’, our office provides reviews of structural alterations proposed by tenant’s engineers. Our reviews and comments help building owners identify the implications to the structural integrity of their building caused by the proposed alterations.

  • Engineer Review – Work on Adjacent Properties

Our office works closely with building owners and their attorneys to review proposed demolition or construction work on adjacent properties with aspects concerning the integrity of their properties. We advise on the implications of proposed work prior to execution of any access agreement.

  • Value Engineering Review

As ‘value engineering review”, we strive to work with clients to explore creative solutions to the project challenges presented to us. Often, our office can identify alternate systems, materials or assemblies that result in cost savings, ease of execution or faster delivery of the project.

  • Engineering and Calculations Reports

Our office works closely with contractors to help provide calculation reports for elements designated as ‘delegated design’. We have extensive experience with providing signed and sealed calculations for:

    - Steel connections

    - Light gage framing

    - Building Envelope Attachments to Building Structure

    - Wind Reports and Window Anchorage to Building Structure

  • Garage Inspections – Local Law 126

Our office is licensed QPSI (Qualified Parking Garage Inspector). We perform garage structure inspections as required by Local Law 126. We prepare and submit reports to DOB with the classification of the garage structure. We work with the owners to address and repair areas of concerns (if any).
